Ejari is the Dubai Land Department's tenancy registration system, and it has nothing to do with the physical act of moving boxes, but it controls almost everything around the paperwork side of a move: DEWA connection, school enrollment address changes, and in some buildings, even the freight lift booking itself.

The order that actually works

Register the new Ejari before move-in day, not after. Most landlords or agents can issue it within a day once the signed tenancy contract and your Emirates ID are ready, and having it in hand before move day means DEWA can be activated the same week rather than leaving you without power or water for the first few days in a new home.

Cancelling the old Ejari

The outgoing Ejari needs to be cancelled once you've vacated, not left active. An uncancelled Ejari can complicate your next rental application, since some landlords cross-check active registrations before approving a new tenant. Your outgoing landlord or their agent typically handles this, but it's worth confirming it's actually been done rather than assuming.

Where movers fit into this

Some buildings require a valid Ejari or a NOC referencing it before they'll approve a freight lift booking for move day. If your Ejari transfer is delayed, your move date may need to shift with it, so it's worth confirming the registration is complete before locking in a moving company's schedule, especially during month-end when slots book up fast.

  • Booking movers before Ejari is confirmed, then having to reschedule
  • Assuming the outgoing Ejari cancels itself when the lease ends
  • Not updating the Ejari address before DEWA transfer, which can delay activation
  • Forgetting that a joint tenancy needs all named tenants to sign the new Ejari
